646 Ninth Avenue (between West 45th and 46th Streets)

Manhattan

A CoCo Fresh Tea & Juice shop specializing in bubble tea — part of a franchise that started in Taiwan in 1997 — has taken a 10-year lease, and received a three-month rent concession, for 388 square foot on the ground floor of this five-story Hell’s Kitchen building. The space was previously occupied by a shoe repair shop for over 30 years. The new shop, the 10th in Manhattan, is to open this summer next door to Juice Generation, which offers cold-pressed juices, smoothies and acai bowls.
